Deductions on the house: building renovation bonus from 36% to 50%

A decree is coming with various new incentives - The bonuses on energy redevelopment interventions become structural - We also think about the total deduction of interest expense on mortgages for the first home and the two-year exemption from the Imu for those who buy a first home value not exceeding 200 thousand euros.

Italy's growth could restart from the brick. To rekindle the national GDP, the government is focusing on construction: there are news in the pipeline for the deductions on renovations and energy redevelopment interventions. The provisions are contained in the draft of the decree on infrastructure and transport, currently still in the hands of Minister Corrado Passera. The green light from the Treasury is not there yet, but it should arrive by the end of the week. The text could be approved as early as next Friday by the Council of Ministers. 

In detail, the most significant provision is the one on restructuring. The executive aims at raise the deductible rate from 36 to 50%, also increasing the maximum amount on which to calculate the bonus from 48 thousand to 90 thousand euros. The ceiling of possible savings on each home thus goes from 17.280 to 48 euros. To document the expenses to be downloaded, it will be mandatory to show the invoices of the payments made by bank transfers.

The goal is "to encourage the recovery of the construction market - reads the report to the provision -, which has always been one of the most important production sectors for the growth of the national GDP".

In order to ensure coverage of the intervention - however - the property owners will not be able to immediately enjoy the deductions, which will be spread out of ten equal annual installments. Only those who are at least 75 and 80 years old will be entitled to distributions over shorter periods, respectively of 5 and 3 years. 

As for the bonus on energy redevelopment interventions, the 55% rate will not be changed, but will become structural. Also in this case the discount will be divided over 10 years and will be due only to the owners of the property. In addition to the invoices, however, the technicians' report on the results that will be possible to obtain with the work must also be shown.  

But it's not over. They could be included in the decree other measures as well: from the total deduction of interest expense on mortgages for the first home to the two-year exemption from the Imu for those who buy a first home of a value not exceeding 200 thousand euros, passing through the bonus on registration taxes for the sale of properties, always up to at 200 thousand euros.
