Il 2024 has brought an interesting change in the landscape of Italian real estate auctionsa 23% decrease in the number of new notices posted, going from 149.474 in 2023 to 114.746. The overall figure of the minimum starting offer reached 19,6 billion euros, recording a 20% decrease compared to the 24,6 billion of the previous year. The data, collected by theBrick Observatory by Berry Srl, outline a less sparkling start than 2023, but still with numbers that deserve attention.

Chai Botta, head of the Brick Observatory, highlights that 2024 has confirmed the complexity and dynamism of the real estate auction market. Despite the general decline in the number of auctions published, the increase in the average starting price demonstrates the resilience of the real estate sector, particularly in the most sought-after geographical areas and cities. Market dynamics also reveal growing caution on the part of Italian families in putting residential properties up for sale, a reflection of global economic uncertainty.

New auctions published in 2024

Analyzing the 2024 data, 53% of the auctions concern residential properties (it was 54% in 2023), with a decrease of over 20 thousand properties (-25%). 19% concerns commercial properties (20% in 2023), with a reduction of over 7.000 units (-24%). 3% is made up of industrial properties (4% in 2023), with a decrease of 1.366 auctions (-26%). Finally, 24% of the auctions concern “other real estate categories” (22% in 2023), with a decrease of 18%.

A regional level, 13% of the auctions are located in Lombardy, with a total of 14.341 new notices (-29% compared to 2023), 11% in Lazio (13.083 auctions, -15%) and another 11% in Sicilia (12.780 auctions, -26%). The Valle of Aosta it is the region with the greatest decline, with only 112 auctions published (-41%).

For macro-territorial, the distribution of the auctions is as follows:

  • Center of Italy: 29% (-19% compared to 2023)
  • South Italy: 23% (-23% compared to 2023)
  • Northwest: 21% (-27% compared to 2023)
  • Islands: 16% (-24% compared to 2023)
  • North-East: 12% (-26% compared to 2023)

Among the big cities, Rome continues to dominate with 4.643 published auctions (+14% compared to 2023), followed by Milan with 1.456 auctions (+94%), Palermo with 1.018 auctions (+15%), Naples with 923 auctions (-14%) and Genoa with 914 auctions (+1%). At provincial level, Rome is the most active with 9.009 auctions, equal to 8% of the national total, followed by Milan (3.389 auctions), Perugia (3.289 auctions) and Cosenza (3.009 auctions).

As regards local courts, the court of Rome published the highest number of auctions, with 4.514 (-18% compared to 2023), followed by Cagliari with 3.038 auctions (-9%), Milan with 2.667 auctions (-20%) and Brescia with 2.425 auctions (-32%).

Average starting price

In 2024, the national average auction base of sales was 170.469 euros, up 4% compared to 164.426 euros in 2023. Analyzing the individual categories, the average auction base for the property industrial is 633.025 euros (-3% compared to 651.317 euros in 2023), that of the sports facilities is 1.147.285 euros (+67% compared to 688.523 euros in 2023), that of the commercial real estate is 193.658 euros (+9% compared to 176.976 euros in 2023) and that of the residential properties is 126.366 euros (+4% compared to 121.722 euros in 2023).

At the regional level, the Sardinia stands out with the highest average auction base, equal to 311.513 euros (+66% compared to 187.289 euros in 2023). Followed by Trentino Alto Adige with 293.929 euros (+9%), the Toscana with 225.252 euros (+4%) and theEmilia Romagna and Lombardy with 199.072 euros (-18%). The regions with the lowest values ​​are the Molise (106.417 euros, +4%) and the Calabria (97.736 euros, -2%).

As regards the overall sum of the auction bases at regional level, the Lombardia is the first with a total of 2,5 billion euros (-34% compared to 2023), followed by Lazio with 2,4 billion, from Toscana with 1,8 billion, from Sardinia with 1,6 billion and from Sicily with 1,5 billion. At the provincial level, the Metropolitan City of Rome leads the ranking with a value of 1,8 billion euros (-22% compared to 2023), followed by Milan with 703 million euros, and by Perugia, Cagliari e Naples with values ​​exceeding 500 million euros each.

Auction mode

As regards the auction methods, the “asynchronous telematic” mode is the most popular, with 39% of auctions taking place this way, followed by “mixed synchronous” mode (32%). The “at the seller” mode (22%) and “synchronous telematics” (7%) are definitely less used.
