In 2021 whoever decided to rent or buy a holiday House it spent much more than the previous year, but despite this, home sales in tourist resorts marked a real success. This is what emerges from the 2022 National Tourist Real Estate Observatory created by Fimaa-Confcommercio (the Italian federation of business brokers, member of Confcommercio-Imprese per l'Italia) with the collaboration of Nomisma, which monitored the trend of the real estate market in 141 seaside and 76 mountain and lake locations.
Holiday homes: sales boom and prices rise
According to the report, in 2021 home sales in Italian tourist resorts are increased by 41,1% compared to 2020, with a higher intensity than the national average variation (+34%). Not only that, in 2022 the average price for the purchase of a tourist home in our country has reached an altitude 2.550 euros per square meter, with a trend in the selling prices of holiday homes increasing by an average of 3,2% per year.
In the details, in the seaside resorts sales recorded a surge of 43,4%, in mountain ones 35%, and in lake ones 29,6%.
"The recovery in the market values of housing concerns all tourist locations, albeit with different intensities", reads the study. Speaking of prices, to mark the highest increase are holiday homes in the mountains and by the lake, which show average variations between +3,7% and +5%. More contained increase for beach houses, with an average variation between +2,2% and +2,8%.
“It continued, also in the first part of 2022, the growth of the real estate market in tourist resorts – explained Luca Dondi, managing director of Nomisma -. Above all, it was fueled by the need of Italian families to favor jobs after the pandemic capable of combining the perception of security and the possibility of enjoyment and gratification. Precisely what real estate investment represents in the collective imagination”.
The ranking of the most expensive places
But how much does it cost to buy a house in the most famous tourist resorts in Italy? At the top of the ranking there is Madonna di Campiglio (Trento), where a holiday home costs around 15 euros per square metre. On the podium too Forte dei Marmi and Capri, with prices that are around 14 euros per square metre.
Follow Cortina d'Ampezzo (13.500 euros per sq m) e Santa Margherita Ligure, with maximum values equal to 13.000.
Scrolling through the rankings we find:
- Courmayeur: 11 thousand euros per sq m;
- Positano: 11 thousand euros per sq m;
- Rapallo: 10.500 euros per sq m;
- Selva di Val Gardena: 10.000 euros per mXNUMX;
- Porto Cervo: 10 thousand euros per sq m,
- Ortisei with 9.100 per sq m;
- Panarea 9 thousand euros per sq m.
Holiday homes: rents are also on the rise
From sales to rentals. In 2022, the rents recorded an average increase of 4,8% on an annual basis, thanks above all to the growth of tourist flows. The increase concerned mostly seaside resorts (+5,9% on average) and lake resorts (+5,3%), while average rents in mountain resorts increased by 1,1%.
“The real estate market for holiday homes is in good health – underlined Santino Taverna, national president of Fimaa – despite the negative effects of the war in Ukraine and the surge in inflation. To support tourism, it is hoped that the next government will involve trade associations and sector operators for an Observatory of the tourism sector, which monitors this market and provides useful and proactive indications also for the regulation of short-term tourist rentals, avoiding disparities in regulations between the various Regions".
In figures, this year those who rented a holiday home with a double bedroom, single bedroom, kitchen and bathroom, sleeping 4, expenses included, spent around 525 euros a week in June, 750 euros in July and 970 euros in August. "It is an average fee, and which varies greatly according to the location with rather marked differences", specifies the report.
The most expensive holidays are those at the lake, where in August an average of 1.075 euros is spent in August. On the other hand, 940 euros are enough at the sea, while in the mountains you get a round one thousand euros a week.
