In addition to the first installments of the Imu and Tasi, in addition to the balance and any Irpef advance, June 16 also expires the deadline for paying the dry coupon, the substitute tax on rental contracts for residential purposes. Here's how.

Landlords who rent out residential properties have more reason than most to mark June 16 on their calendars. In fact, that day will expire the deadline for paying not only the personal income tax and the Imu and Tasi advances, but also the balance and any first installment of the dry coupon, i.e. the substitute and optional tax on housing rental income which exempt from paying Irpef (additional taxes included) and registration and stamp duties on the lease.

1. RATES

The housing decree transformed into law in May 2014 lowered the rate of the dry coupon on rents at the agreed rent from 15 to 10% in the four-year period 2014-2017 (the reduction, however, is only valid in municipalities with high housing tension and in those that have declared a state of emergency in the five years preceding the entry into force of the measure). On free-rent contracts, on the other hand, the rate remained at 21%.

2. THE MEASURE OF THE DEPOSIT

The advance is equal to 95% of the tax due for the previous year, and not 100%, as in the case of personal income tax.

3. IN WHICH CASES THE DEPOSIT IS NOT PAID

The deposit is not due in two cases: 

1) in the first year of exercise of the dry coupon option, since there is no reference tax base, or the substitute tax due for the previous period;

2) if the coupon for the previous year does not exceed €51,65.

3. SINGLE OR DOUBLE INSTALLMENT TO PAY THE DEPOSIT

The payment scheme is similar to that of the Irpef:

– if the sum due does not exceed 257,52 euros, a single payment is required by 30 November;

– if, on the other hand, the amount is greater than 257,52 euros, two installments are envisaged: the first is paid by 16 June and is equal to 40% of the down payment (therefore 40% of 95% of the total amount must be calculated ), while the second must be paid by 30 November to cover the remaining 60% (always 95% of the total amount).

4. THE BALANCE

The balance is paid by 16 June of the year following the one to which it refers, or by 16 July with a 0,40% surcharge.

5. THE TAX CODES FOR THE F24 MODEL

To pay the dry coupon with the F24 model, one of the following tax codes must be indicated:

– first installment down payment: 1840
– second installment down payment or single solution: 1841
– balance: 1842
