Mortgages: first home on the rise, fixed rate prevails

In the second quarter, according to the provisional data processed by mutuionline.it, mortgages disbursed for the purchase of a first home increased, with an overwhelming preference for the fixed rate and an amount class mainly between 50.000 and 100.000 euros - ALL DETAILS IN THE ANNEX.

In the third quarter of 2017 mortgages disbursed for the purchase of a first home are growing: this is what emerges from the analysis by mutuionline.it, which elaborated data that only include the final balance of the months actually passed up to 30 September and therefore do not represent estimates or projections for the closing of the entire quarter. However, the percentage rose to 45,1% against 41,3% in the second quarter of 2017, also highlighting that subrogation mortgages are confirmed as among the most disbursed, even if, however, in this case they show a decrease compared to the second quarter of 2017 (44% against 49,7%).

Again according to the data collected by MutuiOnline.it, with 81,7% of subscriptions the fixed rate is confirmed as the most disbursed form of mortgage, while mortgages disbursed at a variable rate amounted to 16,4%. As regards the duration, the majority of loans disbursed are for 20 years (31,5%) for an average amount of 122.531 euros.

38,8% of mortgages were disbursed for one amount class between 50.001 and 100.000 euros. As regards age groups, 45,1% of the loans were disbursed to people aged between 36 and 45 and 35,6% for an income class between €1.501 and €2.000. In the end, the average fixed rate for 20 and 30-year mortgages stood at 2,22% (2,19% in August 2017). The average variable rate is 0,98%, constant since August 2017.
