Real estate owners are asking the Government for interventions aimed at relaunching the sector especially at a time when there is a lot of liquidity that could be invested and in view of the 2026 Olympics

Assoimmobiliare, the association that represents operators and investors in the real estate industry and is a member of Confindustria, is once again appealing to the Government to restore the right attention to the real estate industry with adequate measures and create the right conditions to support the development of the whole compartment. "The rules on real estate contained in the Growth Decree approved by the Senate do not go - reads the statement released by the association -, in fact, in the direction of supporting the relaunch of the sector and of the entire supply chain, which generate 18,6%1 of the GDP and represents an important driving force for the country's economic growth”.

“Unfortunately – continues the note – the Growth Decree does not contain any of the measures that Assoimmobiliare has long presented to encourage and attract private investments for the benefit of urban regeneration interventions which are a priority for the country. In fact, in order to be able to intervene by supporting the costs of reclamation and the transformation of urban areas without further land consumption, it is necessary to introduce legislation that simplifies the processes and contains a series of incentives and rewards, as proposed by the Association. This would enable private capital to be activated without the need for public resources and therefore with a positive impact on the state budget".

In this phase, according to real estate developers, there is a lot of liquidity available on the markets which, with targeted incentives, could make a decisive contribution to the country's economic growth, as in the case of the interventions that will be carried out in Lombardy and Veneto for the 2026 Winter Olympics conquered by Milan-Cortina. “A second proposal is contained in the “White Book of Real Estate Taxation” published by Assoimmobiliare and ANCE with the support of all the representatives of the supply chain (including the orders of architects and engineers, housing cooperatives and Legambiente). The White Paper contains a package of proposals aimed at favoring residential properties for rent, for which there is a demand from students and families that needs to be met urgently".

Another crucial point dealt with in the White Paper concerns the regeneration of the existing real estate product, which requires a facilitated fiscal path with the ultimate goal of guaranteeing seismic safety, housing comfort and zero emissions. “In this regard – the note goes on -, the existing incentives should be extended to institutional investors who are currently excluded from them. Assoimmobiliare, led by the President Silvia M. Rovere, trusts that there is a willingness on the part of the institutions to encourage the real estate sector, urgently making some corrections, as in the case of the incentives for building enhancement in force until the end of 2021. Yes requests that the tax breaks provided for real estate construction or renovation companies be extended to other operators, such as real estate funds, listed companies and SIIQs".

“These are the entities that will play a fundamental role in the success of the privatization program for public buildings or properties sold by public companies, for example the railway yards which are an opportunity for valorisation throughout the territory. The Association hopes that the proposed measures will be implemented as soon as possible, confirming the will of the institutions to deal constructively with the main representatives of the real estate industry, to contribute to the revitalization of the sector and ultimately to greater competitiveness of the country”, concludes Assoimmobiliare.
