The Student Hotel obtains 145 million from Unicredit for new offices in Rome and Florence

The Student Hotel obtains from UniCredit a financing social and environmental impact of 145 million euros aimed at the development of two new offices in Rome and Florence. Sace supports the financing with a green guarantee of 54 million euros. The goal is to transform two large areas of Rome and Florence into centers of innovation and creativity, connecting different communities of people, especially the younger ones. Precisely these are at the heart of the project new hostels able to solve the housing situation for the students away from home who today pay skyrocketing rents, a sector that has been greatly affected by the effects of the pandemic crisis.

In detail, the loan includes the conditions for achieving a "Very Good" Breeam rating for both locations and adherence to the EU Taxonomy for the sustainable activities as criteria for Sace's guarantee. In addition, the parties have included impact conditions in the agreement – ​​in line with the bank's Social Impact Banking program – which provide for an interest rate discount that the Dutch company has undertaken to reinvest to provide students from social backgrounds disadvantaged, scholarships in the form of discounts on rental rates.

In the transaction, the Milanese bank acts as arranger, underwriter, bookrunner and agent. This loan adds to the existing ones already disbursed by UniCredit to The Student Hotel for the construction of the campuses of Florence Lavagnini, Bologna e Vienna.

The Student Hotel: the two new locations in Rome and Florence

The projects will support the redevelopment of neighborhoods San Lorenzo in Rome, in the historic site of the former customs house, e Belfiore in Florence, the second headquarters after Lavagnini. All by renovating the areas – minimizing the environmental impact – in favor of local communities and expanding the availability of student accommodation in both cities. With these two new openings, the new hospitality concept will reach a total of four locations in Italy.

For the Rome office, construction will officially begin in March. The completion of the hotel works is scheduled for winter 2023/24. All for a total of 396 rooms, an area of ​​over 22.750 m90 and an investment of over 15 million euros by Tsh. The complex will include a restaurant, a bar, meeting and co-working areas and a gym, but also a public park of over XNUMX thousand square meters with free admission.

In Florence, the development consists of a structure of 550 rooms with an area of ​​over 80 m2024. Construction already started last September and is expected to be completed by the 160 summer season. For a total investment of XNUMX million euros in the project. In addition to hotel rooms, a bar, a gym, work spaces and a public park, the Florentine complex will also include a public running track on the building's roof.

The Student Hotel: inclusive hotels

But what is the student hotel? The Dutch company proposes a mixed accommodation offer by redefining the concept of hospitality in an inclusive key: it is one student residence and at the same time a luxury hotel, you can stay there for a night or a whole year. Open to tourists, digital nomads, entrepreneurs, but especially students. Inside it is made up of rooms and common areas such as kitchens, living rooms, study rooms, conference rooms, billiards, terraces with swimming pools, co-working and rooms for meeting events but also just for a drink or something to eat.

The funding supports TSH's growth strategy of opening 10 hotels across Europe by 2025, bringing its total operating locations to 25. In 2022, it will also open hotels in Madrid, Barcelona e Tolosa.
