The real estate market restarts: +20% in 9 months

Sales increased by 19,8% between January and September 2016 and by 19,9% ​​in the third quarter alone

The Italian real estate market is showing increasingly incisive signs of recovery. In the third quarter of last year, sales increased by 19,9% ​​on a trend basis, reaching 172.301. This was announced today by Istat, specifying that between January and September 2016 the increase was 19,8% compared to the same period of 2015.

In detail, the growth of real estate transactions in the third quarter was equal to 17,7% for residential units and 57,9% for transfers of properties for commercial use. 92,2% of the transactions concerned transfers of property for residential and accessory use (158.798), 7,4% for business use (12.710) and 0,5% for special use and timeshare (793).

The increase in sales due to the transfer of real estate units involves all areas of the country. Values ​​above the national average are recorded in the North-East (+29,3%) and in the North-West (+21,3%); the increases observed in the Center (+17,7%), in the Islands (+12,8%) and in the South (+12,0%) were more contained.

Furthermore, the recovery in real estate transactions is more pronounced in small towns both for the housing sector (+18,2% against +17,1% in metropolitan cities) and for units for business use (+63,1% against +49,8 .XNUMX%).

Still in the third quarter of 2016, notarial agreements for mortgages, loans and other bonds with the constitution of real estate mortgages entered into with banks or subjects other than banks (93.997) recorded an increase of 9,8% compared to the same quarter of 2015. The growth involved all geographical divisions, with variations above the national average in the Islands (+12,9%), in the North-West (+11,8%) and in the North-East (+9,9%).

The Center and the South recorded an always positive but more modest variation (respectively +8,9% and +5,4%). Loans, loans and other obligations with mortgages closed the first nine months of 2016 with an increase of 20,7%, for a total of 291.589 agreements.
