The real estate market accelerates: +17,3% in the first quarter

Real estate market in clear recovery in the first quarter of 2016. Compared to the same period last year, sales increased by 17,3% and by more than 20% if we consider only the housing sector. Positive signs also for the appurtenances (+17,3%) and for the commercial sector (+14,5%), while the recovery of the production sector (+7%) and the tertiary sector (+1,3%) is more limited . Among the large cities, Turin, Genoa and Milan recorded the greatest increases in home sales, recording growth of 37,2%, 27,8% and 26%, respectively. These are some of the data that emerge from the OMI quarterly note, produced by the Real Estate Market Observatory of the Revenue Agency, with reference to the first quarter of 2016.

THE TREND OF THE RESIDENTIAL SECTOR

There were 2016 home sales in the first three months of 115.135, an increase of 20,6% compared to the same period of 2015. The market recorded more marked growth in the provincial capitals (+22,9%) than in the non-regional ones (+19,4%), while with reference to geographical areas, growth is more sustained in the north (+24,1%) than in the center (+18,5%) and in the south (+16%).

HOMES IN THE MAJOR CITIES

The good performance of the housing market is confirmed by the eight major capital cities, which double the result of the previous quarter. Leading the ranking is Turin, which increases the volume of sales by 37% compared to the same quarter of 2015. Followed by Genoa (+27,8%), Milan (+26%), Naples (+22%), Florence (+ 21,7%) and Bologna (+19,3%). Rome also shows good growth, with 12,5% ​​more sales, while the relatively less dynamic market is recorded in Palermo (+5,5%).

THE NON-RESIDENTIAL SECTOR

In the first three months of 2016, sales in the non-residential sectors increased sharply overall. In particular, the volume of transactions in the commercial sector (+14,5%) and in the production sector (+7%) is growing, while the tertiary sector still presents a positive but smaller figure (+1,3%). The latter sector was affected by the declines recorded in the center (-1,1%) and in the south (-4,5%), while in the north office sales recovered by 4,5%.
