From air conditioners to gazebos, from solar screens to irrigation systems. Many jobs to improve the comfort of the home and garden are simpler and less expensive this year. For two reasons.
First of all, last April 22 came into force the "Free building glossary”, a list of 58 building or maintenance interventions for which it is no longer necessary to submit technical projects or communications to the Municipality. The change is valid for the whole national territory and concerns i works that do not affect the layout of the apartments.
As far as outdoor spaces are concerned, the installation of tends, awnings and other furniture covers such as gazebo (provided they are mobile structures and not permanently anchored to the ground), brick barbecue, closets, kennels, aviaries and bike stalls.
Also pergolas are included in the Glossary, provided they are limited in size and not permanently fixed to the ground (but a ruling by the Council of State has established that a case-by-case assessment is needed).
It is not necessary to obtain permits or send communications even for redo the lawn or to install solar shading, conditioners o irrigation systems.
The second aspect to take into consideration is the fiscal one, which is much more complex. The bonuses that can be used to contain costs, in fact, are different.
- Deduction of 50% of expenses incurred by 31 December 2018 up to a maximum of 60 thousand euros per property unit. For example, the installation of solar screens (but it is necessary to send a practice to Enea and the deduction is excluded if the orientation is north) or heat pump air conditioners (even from scratch) benefit from this bonus.
- Ecobonus to 65% with a spending ceiling of 30 euros. Those who install an air conditioning system with high energy efficiency can take advantage of it, but an Enea practice is necessary.
- Green bonus 36% up to a maximum expenditure of 5 thousand euros to beautify or refurbish the terraces of private houses and condominium gardens. It can be used, for example, to remake the lawn or to install an irrigation system.
