August has arrived and he is already enjoying his well-deserved summer holidays after months of work and above all at the mercy of a heat which, in the big cities, is exhausting those who are left for now.
But going on vacation is certainly not a zero-cost operation and in certain areas it indeed requires a conspicuous commitment of resources that few are able to afford.
Ltourist real estate observatory of Fimaa-Confcommercio with the collaboration of Nomisma it "photographed" the trend of the holiday real estate market, focusing in particular on the sales and leases of 203 seaside and 112 mountain and lake locations.
Holiday homes: the sales
Based on the data provided by the Observatory, compared to 2015, the last year in which transactions were recorded overall, home sales in tourist resorts have increased 20,2% jump. A significant percentage which demonstrates how, after years of crisis (-26,6% in 2012, -9% in 2013), the market is regaining share, returning to pre-recession levels.
In detail, sales in seaside resorts recorded +19,9%, those in mountain resorts +23,5% and those in lake areas +15,2%.

But if the quantity is increased, the price keeps going down. In fact, in 2017, the average price for the purchase of a tourist home in Italy was 2.229 euros per commercial square metre, a figure which testifies to an annual decline of -2,5%.
Umbria is the region that recorded the most intense drop (-4,5%), followed by Abruzzo, Lazio, Lombardy, Marche, Tuscany and Valle d'Aosta (-3,0%).
Holiday homes: the ranking of the most expensive places
The price of houses obviously varies from place to place and in some areas, despite the significant reductions in recent years, prices are still prohibitive for most citizens.
Going into detail, Santa Margherita Ligure (Genoa) once again confirms itself at the top of the ranking of the main tourist locations as regards the maximum prices for the sale of top or new apartments, with figures equal to 13.600 euros per square meter (-4,3. 13.100%). This is followed by the famous Forte dei Marmi (Lucca), with 13 euro sq. m. Third step of the podium for Capri with XNUMX euros per sq m.
