The green economy, with the main challenge being the redevelopment of the building stock, finally makes inroads into the banking system. Something more than a declaration of intent – ​​as they have been hearing for weeks – it is the agreement between 47 European institutes to grant loans for energy efficiency works in civilian homes. A project -Energy Efficient Mortgages (Eem )— on the way, presented in Trento in front of bankers, researchers, environmental associations . It was the conference "Energy efficiency in residential buildings: financing redevelopment", which inaugurated a wide-ranging program in Italy that can link contributions to mortgages and is shared by 33 support organisations.

 The location of the meeting was not accidental, since Trentino has a very similar program and has invested 4 million euros in the form of contributions. However, the EEM scenario has a European dimension, where the need to review the condominium energy systems concerns all EU countries. The Trentino program "Your Green Condominium" is therefore taken as a model for sensitize individuals to transform above all old heating systems. It must be said that the Italian government and other regions, such as the Province of Trento, have also implemented initiatives of this magnitude, granting financial and tax concessions.

The system conceived among lenders aims at mortgage financing, whereby borrowers are incentivized to improve the energy efficiency of their properties or to acquire energy-efficient properties, said Luca Bertalot, coordinator of the initiative and secretary of the European Mortgage Federation (EMF). The province of Trento could soon become a test area, inviting citizens to evaluate the opportunities for mortgages. When it comes to condominiums, however, we need to consider the response times from families, the real feedback, due to often exhausting administrative steps.

The ABI is also sensitive and hopes for good results in the medium term. For Serena Razzi of the Bankers' Association, the objectives of the European Commission to contain climate change in Italy can be a real opportunity for economic growth. It is certain that the green economy models also proceed through these initiatives. In our opinion what should be included in the account of private energy efficiency, it is compliance with the minimum standards of pollution, in particular from Co2. Unfortunately, the levels and quantities of pollutant emissions from houses and condominiums are not regularly ascertained, as the climatic and environmental situation requires. Local authorities, which also have responsibility for carrying out checks, in many provinces are unable to respect and enforce the regulations. A problem that is connected to the equipment used, to maintenance, to the fuels used. Consequently, until there is the certainty (documented, verified) that the condominium or single house pollutes and that by putting one's hand one could also save on the energy consumed, the activation of a multi-year mortgage can be considered a remote hypothesis.
