Golf in progress in Emilia-Romagna: who invests, who sells, who puts the management out to tender

Great maneuvers around the golf courses of Emilia and Romagna – Two entrepreneurs in action: Gerani wants to develop the Riviera di San Giovanni in Marignano (Rimini) while Vacchi wants to sell the Casalunga di Castenaso Golf Club (Bologna). Meanwhile, the Municipality of Castel San Pietro is banning the management of its Golf Club.

Two entrepreneurs, two golf courses, an opposite approach: Paolo Gerani wants
develop the Riviera Golf Resort in San Giovanni in Marignano (Rimini),
while Gian Luca Vacchi now considers the Casalunga Golf Club, in Castenaso
(Bologna) a non-strategic asset and wants to sell. Meanwhile, the Municipality of
Castel San Pietro in the Bologna area, owner of the Golf Club le Fonti, puts a
ban on the management of the club for the next 15 years. In short, it is great
the golf sector in Emilia-Romagna is on the move, a region that boasts 42
facilities (including 24 at least 9-hole courses) and recently, together
to seven other Italian regions, was included by the Government in a plan
triennial of golf tourism promotion. “This is a fact
very important – says Maurizio de Vito Piscicelli, promoter
of the Emilia-Romagna Golf association – tourists around the world who choose the
their holidays based on the sport are in fact 20 million, for a ride

region greater opportunities to intercept a slice of this demand”.

    It is also in this perspective that Gerani, with partners Norberto Ferretti e
the Forlani family are considering expanding the hotel structure
of the San Giovanni in Marignano golf course. Today the course has 18 holes plus 9
executive holes, a splendid spa and around thirty top-of-the-range rooms.
The goal is to make the settlement live more even in winter,
increasing the receptivity of the hotel (with 60-70 more rooms), creating a
convention center and a clubhouse. Business and wellness are the words
key to this project, aimed at increasing the volumes of the structure in the
as a whole and to offset the costs of golf which weigh heavily almost everywhere
negatively. In fact, it takes to maintain an 18-hole golf course
a couple of million euros each year (the data can be found in a
research carried out two years ago by the Italian Golf Federation) and far
balance the budget with only the green fees (the entrance ticket) or with the
social shares is not simple. The hotel or real estate business is
therefore the only reasons that justify an entrepreneurial investment.

     For those who have no interest in making new investments, like Gian Luca
Vacchi, it's definitely better to sell. The Casalunga di Castenaso golf course has a
nine-hole course, a good swimming pool and some guest rooms, but
it has already been on the market for a few years. The financier is in no hurry to free himself
of this good (even if the "game", apparently, is no longer of interest to him) e
few are in a hurry to buy. According to rumors at the moment it would be in
negotiation with a Bolognese entrepreneur, a builder who
could see a return on his investment in a real estate project.
However, the recent meetings have not yet produced a result
definitive.

   Finally, the
news that the Municipality of Castel San Pietro has decided to launch a tender
public to entrust the Golf Club le Fonti. After 12 years of management from
part of a sports association set up by the members and chaired by
municipal technician Ivano Serrantoni, Castello could change course. There
decision, as a note from the municipal administration explains, is "forced"
for a plant that can produce income. The news, however, created some
moodiness and worry. The club could in fact appeal to
someone else, since it's one of the few profitable ones in the area, though
felt the effects of the economic crisis. Read more not
