Ecobonus at 65% also for condominiums: the maneuver plan

The eco-bonus will no longer apply only to individual homes, but also to entire condominiums. The extension of the 65% deduction on energy redevelopment expenditure is envisaged in the Delrio-Morando plan which should flow into the Stability law. La Repubblica writes it today, specifying that the novelty could affect 12 million old buildings. For those who are de facto excluded from the deduction, a fund of 4-5 billion set up by Cassa depositi e prestiti will guarantee the start of the works.

Under the new rules, it is already possible to transfer the credit with the possibility of deducting 10% of the cost for condominium expenses over 65 years. Now the government has decided to take a further step, easing the procedures and creating a fund that advances the spending of companies.

As the newspaper writes, “the fund will provide the money to an Esco, a company specializing in redevelopment works, or to a multi-utility company. 65% will return to the Esco over the years in deductions (in fact a credit transfer). 10% of the cost will be advanced by the condominiums who will pay the rest in the bill as for the Rai license fee, with a small interest ".

According to the government, this will lead to net savings in the bill for condominiums, will trigger a positive effect on the labor market and will increase the value of the properties. "The potential market - claims the Minister of Infrastructure and Transport Graziano Delrio - is worth between 10 and 12 billion euros".
