Ecobonus 110% for second homes and associations: the latest news

The 110% eco-bonus provided for by the relaunch decree will also be valid for second homes and for the renovation of the changing rooms of associations and amateur sports clubs. This is foreseen by an amendment approved by the House Budget Committee which is examining all the proposed amendments to the provision approved by the Government in May in order to help the various sectors of the economy grappling with the economic difficulties caused by the coronavirus emergency and the consequent closures. The text will arrive in the Chamber on Monday, when the government should place its trust in the commission's text, locking down its contents.

As expected, the 110% eco-bonus will also be valid for second homes, including terraced houses. It is also extended to mountain municipalities. On the other hand, stately homes, villas and castles are excluded from the incentive. The measure approved today also provides that taxpayers can benefit from the concessions al maximum for two real estate units. The eligible spending ceilings for energy efficiency interventions, the measures relating to the use of biomass and extension to district heating have been revised, but in the mountain municipalities not in the EU infringement procedure.

The amendment also provides the extension of the superbonus to 110% also to associations, amateur sports clubs (but limited to changing room work) and third sector associations.

Finally, only for energy efficiency interventions carried out on the public housing houses the deadline for taking advantage of the incentive has been postponed from 31 December 2021 to 30 June 2022.

As for the general rules, remember that from 1st July as of 31 December 2021, the maxi incentive of 110% will be able to be exploited to carry out construction works that increase the energy efficiency of buildings and reduce the seismic risk (the so-called sismabonus). The bonus can be used if at least one of the three works identified as "driving" is carried out: thermal insulation works on opaque surfaces, replacement of existing winter air conditioning systems with centralized condensing, heat pump or microgeneration systems in the common areas of the buildings, replacement of winter air conditioning systems with microgeneration or heat pump systems for heating, cooling or domestic hot water supply in single-family houses.

Interventions related to the main works are also facilitated, such as the installation of photovoltaic panels or recharging columns for electric cars.

On the Piceno coast I have three lots of land
where 26 apartments and offices are being built. Did I go to the wrong address, i.e. you, or can you tell me about companies to contact, including foreign ones, for the sale of these semi-finished products? Thanks.
