The millions of Italian property owners and also professionals in the sector can finally rejoice: the new digital platform of the Cadastre, which will make the data of 74 million properties available online throughout Italy, excluding the autonomous provinces of Trento and Bolzano. The tool is called “sit”, which stands for "integrated territorial system" and belongs to the Revenue Agency: its establishment was expected for years, to simplify access to a myriad of data on deeds, cadastral values, information of a fiscal nature, documents, maps, satellite images. From Monday everything will be available on a single online platform.

The breakthrough is important not only because of its practicality but because it paves the way for one possible future reform of the cadastral system, a fundamental step to change the taxation of real estate. The Revenue Agency is in fact able to assign an indicative value of the market value of any property, because it has the disaggregated data of all the deeds, since it has refined the price surveys over time and has very sophisticated cartographic systems which, in part, the telematic services of the Agency make available to individual citizens. With all this paraphernalia, making real estate values ​​and tax values ​​coherent from a technical point of view is not insurmountable, but the political will was lacking.

The new system would therefore be closer to reality and fairer, even if for some it would involve higher taxation, since the complete data available to the Agency could change the market value and therefore the taxable amount. In the meantime, in any case, Sit will also be very useful to professionals (surveyors, architects, engineers) who will find the entire national catalog of properties on a single portal. It will also be possible to superimpose a series of additional information on the platform, so to obtain in fact a sort of identity card of the property.

"The objective - explained the Revenue Agency in a note - is to make a latest generation technological infrastructure available to citizens, professionals and the Public Administration itself, capable of guaranteeing more efficient services" . However, some requests, the institution specifies, will only be available for payment.
