Intesa Sanpaolo Casa, the Group's real estate brokerage and brokerage company, has inaugurated the first Exclusive agency in the area dedicated to valuable properties worth more than 1 million euros. After the opening, last January, of the offices in Milan, Padua, Rome and Turin, the Como office represents the fifth agency in Italy reserved for the luxury housing sector, which is also characterized in its architectural style by a sophisticated design and hospitality oriented.

The Exclusive category represents the highest segment of the Italian and international real estate market and identifies prestigious residences based on certain characteristics such as the annual rent of the area, the architectural typology, the value per square meter and the geographical location to be correlated to the context Italian or abroad. A context in which the city of Como presents itself as the territory of choice, due to its historical heritage, architectural riches and recognized quality as an international holiday and residence destination. On the territory, for the sector, there are good growth dynamics which will be able to continue in the future.

The trend of the residential real estate market in Como, according to an ad hoc focus organized by the Intesa Sanpaolo Studies and Research Department, in fact presents a positive evolution. In Como city, the dynamics of sales has recently been more vigorous than the Italian average, with sustained growth in the first quarter of 2019 and in the last quarter of 2018 (+19% year on year and +24% respectively). In the Como capital, sales have gradually recovered from the lows reached in 2013, so much so that they are back above the levels of 2011.

In detail, in Como in 2018 the number of sales was 4,4% higher than in 2011. Sales also recovered in the rest of the province, returning to the same level as in 2011, in line with the national average. The Como market also proved to be more dynamic than the regional average in terms of absorption of the volumes offered. The ratio between square meters sold and square meters offered on the residential market is in fact stably above the average of the provincial capitals of Lombardy.
