Florence beats Milan and it confirms itself as the least accessible city for singles who want rent an apartment. This is what emerges from the data of Immobiliare.it Insights reported by Corriere della Sera, according to which, in the Tuscan capital, a single person who wants to rent a two-room apartment could afford to spend around 530 per month compared to an average real cost which is instead 110% higher: on 1.113 euros per month.

Rents: Florence is increasingly expensive and even beats Milan

According to the analysis, in Florence, for a potential tenant who wants to live alone, only 0,3% of the offer is accessible. In short: the possibility of finding a rental house within your budget is close to zero. What is the situation in Milan? The average rent for a two-room apartment is even higher than in Florence, equal to about 1.243 euros per month, but the available budget would be almost 700 euros. Translated: in Milan for a single person only 0,7% of the offer is accessible.

Third place in the ranking for Napoli: with an average price of a bilcola equal to 817 euros and a single availability of 461 euros: 5% of the accessible offer. The gap between supply and demand is therefore 76%. Same percentage also for Rome.

Which cities are the most accessible for singles? Verona, in the difference between the two figures of 44%: 756 euros per month the cost of a two-room apartment, compared to the 525 euros that a person could actually allocate, and Palermo, with an average rent of 595 euros per month and an availability for a single person of 449 euros.

The Municipality of Florence introduces a crackdown on short-term rentals

One of the reasons why rent prices in Florence have skyrocketed is that most owners are opting for tourist locations. Also for this reason, the city council has approved a new regulation for the so-called "short rentals” which imposes limitations. 

The new rules concern in summary the quality standards of the accommodation, the authorizations to be obtained to rent an apartment, the sanctions and the controls. 

Short-term rental apartments will also have to comply with some minimum dimensions: 28 square meters for the house, 9 square meters for a single room, 14 for a double room. The kitchen cannot be smaller than 9 square meters. The obligation to five-year authorization for each real estate unit linked to the owner and the property (therefore it lapses in the event of a sale), the creation of a task force for checks, and fines from 1000 to 10 thousand euros for owners of illegal businesses.

It has also been confirmed that blocking of new authorizations in Unesco area, for which the ban on subdivisions in houses smaller than 50 square meters also applies. 

The rules come into force for those who started a business from 2025. For those who did so before January 1st, there will be three years to request authorization and, if necessary, comply. "This regulation represents an important step towards a more livable and equitable city, which has sustainable and quality tourism and is citizen-friendly," commented Mayor Sara Funaro.
