Real estate auctions in "significant reduction" in the first half of 2023: average auction base of 159 thousand euros (-5%)

According to the latest "Cherry Brick" Observatory, Lombardy is confirmed as the first region for the number of new auctions published (11.552, -28%), while Rome is first both among cities (2.259, -13%) and among Courts ( 2.886, -16%).

In the first half of 2023 they were approximately 91.300 lots were the subject of attempted auctions for a total value of the minimum starting offer of approximately 14,5 billion euro. This is 19% less than the 112.916 in the first half of 2022, when the total value had reached 18,8 billion. This is what emerges from the latest Observatory ”cherry brick”, the service that monitors investment opportunities among properties at auction developed by Cherry srl – a fintech startup that provides technological solutions to the world of credit.

“The data reported in the latter Observatory highlight an interesting and diversified picture for properties up for auction in this first half of the year, demonstrating in particular a significant reduction in the number of auctions held throughout the country compared to 1H 2022”, comments Mara Di Giorgio, Co-Founder & CEO of Cherry Srl.

The new auctions published: the ranking of regions and cities 

From the report published by Cherry it emerges that from January to June 2023 they were published in Public Sales Portal new auction notices for almost 88.000 lots, with an 18% drop in the number of publications surveyed compared to the first half of 2022. In detail, 54% refer to properties for residential use, 20% ad commercial use and only 4% ad industrial use, while 23% is made up of other real estate categories.

From a geographical point of view, 14% of the total number of auctions published is located in Lombardia (for a total of 11.552 new notices, -21% on 2022), 12% in Sicilia (9.955) and 10% in the Lazio (8.450), Valle d'Aosta bringing up the rear (122). At the macro-territorial level, the greatest concentration is still in Central Italy (26%), followed by the South (23%), the North-West (23%), the Islands (16%) and the North-East (12%). 

Among the big cities, however, Roma confirmed as the first in Italy for number of auctions surveyed (2.259, -13% on the first half of 2022), followed by Napoli (586) Torino (451) and Milano (429). Finally, at the provincial level, the Metropolitan City of Rome leads the ranking with 5.446 auctions published (equal to 6% of the national total), followed at a distance by Perugia and Catania (respectively with 2.510 and 2.151).

Also, at the level of Local courts, the one in which the highest number of new auctions have been published is that of Rome (2.886, -16% compared to 1H 2022 with 3.346, equal to approximately 3% of the national total), followed by Brescia (1.927) , Catania (1.848) and Milan (1.778).

Properties: auctions that took place in the first half of the year

I lots subject to auction attempts between the months of January and June of this year they refer mostly to residential properties (55%), followed mainly by commercial (19%) and industrial (4%). 

At the regional level the Lombardia the territory in which the highest number of auctions was held was confirmed with almost 11.000 properties up for auction (compared to 15.000 in the first half of 2022, -28%), equal to 13% of the lots auctioned throughout the country . They follow the Lazio with 9.209 auctions and the Sicilia with 8.959, while the Valle d'Aosta is at the bottom with 116. 

Compared to the geographical breakdown, 71% of the auctions took place between Central Italy (27%), the South (24%) and the North-West (20%), while 15% and 14% are located respectively in the Islands and in the North East. 

At the level of individual large cities, Roma confirms its dominant position in the relative ranking (2.292 auction attempts, -7% on 1H 2022), numbers far higher than those of Napoli (683) Milano (426) and Turin (395). In the ranking of the provinces, however, the Metropolitan City of Rome (for 7% of the national total with 5.690 lots compared to 6.000 in 1H 2022 and, therefore, with a drop of 8%) is followed by Perugia (2.635) and Naples ( 2.339).

Finally, looking at the Courts that managed the highest number of auctions, the Rome Courts are at the top (2.935 auctions, with a 10% drop compared to the figure for 1H 2022 which indicated 3.256, equal to almost 4% of the national total), Catania (1.951), Milan (1.807) and Bergamo (1.634).

Average starting price

In numbers, the average starting price of sales held in the first half of 2023 amount to approx 159.000 euro, 5% less than the 167 in the first six months of 2022. 

Analyzing the individual categories, in the period in question the average auction base of industrial properties is 641.000 euros, while that of sports facilities turns out to be equal to 529.000 euros. Quite different, however, the value relating to commercial real estate which settles at 174.000 euros and that of residential properties equal to 126.000 euros.

At the regional level, the Trentino Alto Adige appears to be in the lead among the areas in which lots are located whose average starting price on a national scale was on average higher with a value of 260.000 euros (as opposed to 206.000 euros in 1H 2022, +26 %). Followed by Tuscany (224.000 euros), Lazio (221.000 euros) and Emilia-Romagna (201.000 euros). In the last positions are Molise (100.000 euros) and Sicily (106.000 euros). 

On the other hand, analyzing the value of the overall auction base sum at the regional level, the Lazio settles on a total of 2 billion euros (-29% on 1H 2022), followed by Lombardy with 1,8 billion and Tuscany with 1 billion, while at the provincial level the Metropolitan City of Rome is first with a value of 1,5 billion euros (-34% on 1H 2022), followed at a considerable distance by Perugia and Naples with respectively 394.000 euros and 372.000 euros.
