Rentals: an online platform to find tenants, manage them and protect yourself

Find tenants to rent the house to, free yourself from bureaucratic hassles and insure yourself against risks. All through an online platform. This is the idea behind Gromia, a company specializing in traditional residential rentals, which recently launched two new services.

Launched in Milan in January 2015, Gromia aims to simplify the management of properties in the residential rental sector. Through the "Rental" service, the platform has so far allowed landlords to find tenants, saving time and money.

Now with new service "Management" the platform allows landlords to get rid of all the chores and annoyances deriving from rental management. As? By automating the collection of fees by direct debit to the tenant's account or credit card. It will also be possible to manage online the requests for intervention sent by the tenants and taken over by the team of professionals made available by Gromia. In addition the owner will have a "digital drawer" to store on cloud all documents relating to the house. The service also helps in fulfilling the accounting and tax obligations related to the property. Finally, in the event of disputes, Gromia guarantees legal protection for the recovery of any sums due and obtaining the release of the property.

The product "Annuity", instead, aims to guarantee the owner a certain monthly income, freeing him from the risk of vacancy and arrears through an insurance that reimburses up to 12 months of uncollected rent, in addition to legal costs of up to 2.000 euros.

"Qhe rental market is still characterized by a lack of transparency and digitization – he underlines Fabio Salvo, CEO of Gromia – Appointments are still made over the phone, contracts are filled in and registered by hand, the photos of the properties are most often approximate and unreliable, the tenants are not selected and chosen according to their effective income capacity . Then when we rely on agencies, the costs are expensive and sometimes not justified by the lack of professionalism of some real estate agents. Hence the urgency to get involved and accept the challenge of profoundly innovating the sector, unfortunately still heavily penalized by illegal contracts”.
